Water has to leave the roof
Moss holds moisture against the tiles and a blocked gutter sends water where it should never go – down the wall, into the insulation, behind the render. Cleaning is far cheaper than the damage it prevents.
We de-moss the roof, clear and flush the gutters and downpipes, and check the ridge and flashings while we are up there. You get told what we saw, with photos.
01 Gutters, downpipes and outlets
We clear the gutters by hand, then flush the whole run so we can watch the water leave. A gutter that looks empty from the ladder can still hold a plug of silt at the outlet, and that is the part nobody sees from the ground.
Downpipes are followed through to the drain. Where a run is slow we find out why before we leave – a nest, a fragment of tile, a joint that has dropped out of line – rather than clearing the top and hoping.

02 Moss on the roof, and where it ends up
Moss holds water against the tile instead of letting it run off. On a north slope it stays wet for weeks at a time, and a tile that never dries out is a tile working a good deal harder than it was made to.
It also does not stay where it grows. Every downpour carries some of it into the gutter, which is why a heavily mossed roof and a blocked gutter are usually one problem rather than two, and why we treat them in the same visit.
We take it off the surface and clear what has already washed down. Where a roof would gain from a protective coating afterwards we say so – and where it would not, we say that too.
03 What we look at while we are up there
Getting safely onto a roof is the expensive part of any roof job. Once we are there it costs nothing to look at the rest, so we do.
Ridge and flashings, the apron around the chimney, slipped or cracked tiles, anything that has moved over the winter. The photographs come back to you with the report, which means you are looking at your own roof rather than taking a verbal summary on trust – and it means a small fault gets seen while it is still small.
04 How often, and when
Once a year suits most houses. Under trees, make it twice – once after leaf fall, once in spring before the growing season puts it all back.
We would rather assess that on site than sell you a schedule. A roof standing in the open may go two years without needing us; one under a line of trees will not last one.

No. We work from the outside, from a lift, with the whole area below protected. Nothing comes through the house and nobody needs to be in for the visit – though you are welcome to be.
Gutter cleaning is 180€ and can be booked online. De-mossing a roof is quoted after we have seen it: the surface, the pitch and how far the moss has got decide the work, and we would rather not put a figure on that from the ground.
That depends on the tile and on the state it is already in, which is why we look before we start rather than after. Where a surface is too far gone to be cleaned safely we say so – a roof that needs replacing is not made better by being scrubbed.
